When California-based Sovereign Flavors selected Kyle, Texas for their Central Texas headquarters, KDW managed the project from site selection through construction on a 7-acre campus. The 35,100 SF manufacturing facility includes a two-story office, warehouse, cooler with IMP ceiling, primary production space, kit room, washroom, and a built-out R&D laboratory — giving Sovereign the ability to develop and mass produce flavorings under one roof.

The project's challenges matched its ambition. The facility stores significant quantities of flammable and combustible materials, requiring deep coordination between the project team, a fire code consultant, and the local fire marshal to satisfy code requirements, local ordinances, and building design criteria — resulting in a robust fire protection system and a flammable and combustible liquid containment system throughout. The signature heavy timber entrance structure, sourced from a West Virginia mill, arrived on site unassembled and required ground-level assembly before a large crane could erect it in place — a process the mill's own representative flew down to Kyle to oversee.
