Position Summary
KDW is seeking a Project Manager based in the Austin metropolitan area to take full ownership of commercial and industrial design-build projects, with accountability for schedule, budget, quality, and client satisfaction. The Project Manager manages projects independently from start-up through closeout, participates in estimating and preconstruction, and develops Assistant Project Managers while contributing to business development. This is an excellent opportunity for a rising Project Manager or an experienced Assistant Project Manager ready to step into full project ownership with a growing design-build firm.
Key Responsibilities
- Own overall project delivery, including schedule, budget, quality, and client satisfaction, from start-up through closeout
- Lead project start-up and mobilization: schedule and lead kick-off meetings with the client and design team, set up the project in Autodesk Forma with the proper budget structure, cost codes, and schedule of values, and issue early bid packages for critical path trades
- Collaborate with the Superintendent to develop and maintain the master project schedule in MS Project or Primavera P6, create look-ahead schedules, and drive subcontractor accountability
- Own project financial performance: maintain accurate budgets, submit timely pay applications, protect cost code integrity, manage contingency and buyout savings, and monitor accounts receivable
- Identify, price, document, and track change orders to ensure full recovery of cost plus margin
- Coordinate design activities: govern owner sign-off of SDs, DDs, and CDs, manage RFIs and substitutions, identify value engineering opportunities, and ensure documents are constructable
- Enforce KDW safety standards, conduct regular site safety inspections, and maintain a positive safety culture
- Develop owner and subcontractor contracts and scopes of work to avoid gaps; manage submittal and shop drawing processes
- Complete and deliver all closeout documents within 30 days of substantial completion and present lessons learned to KDW staff
- Participate in estimating and preconstruction efforts using Sage Estimating, including quantity takeoffs, pricing, and subcontractor scope coordination
- Lead OAC meetings and maintain proactive, “no surprises” communication with clients, designers, subcontractors, and project teams
- Develop Assistant Project Managers and support KDW business development and recruitment efforts
Qualifications
- Bachelor’s degree in Construction Management, Construction Science, or Engineering
- 3+ years of experience with a commercial general contractor or design-build firm, including experience managing projects or supporting project delivery as an Assistant Project Manager
- Must currently reside in the Austin metropolitan area
- Working knowledge of project management and scheduling software; Autodesk Forma, Sage Intacct, Sage Estimating, MS Project, or Primavera P6 experience a plus
- OSHA 510 certification preferred, or willingness to obtain
- Strong financial acumen with the ability to own project budgets, billings, and change management
- Excellent written and verbal communication skills across all organizational levels
- Self-starter with initiative, strong organizational skills, and the ability to manage multiple priorities
