KDW completed construction of a 103,100 SF build-to-suit distribution facility for Kair Harbor Express on a 6-acre site in Cedar Business Park, Baytown, Texas. The dock-high facility features 4,950 SF of two-story climate-controlled executive offices with conference rooms and amenities, plus a 98,150 SF warehouse/shop area with break facilities and fire pump room.
Key features include three 12’ x 16’ grade-level overhead doors, 17 dock positions with mechanical and hydraulic levelers, and robust electrical infrastructure with 800-amp main service and dedicated 200-amp services for exterior lighting and fire systems. The facility incorporates an ESFR fire suppression system and a 165kW rooftop solar panel system, demonstrating KDW’s ability to deliver sophisticated, sustainable distribution facilities tailored to specific client needs.
