Commissioning Coordinator (CxC)
About the Role
KDW is seeking a full-time Commissioning Coordinator (CxC) to serve as the primary point of contact for all commissioning (Cx) related activities on active construction projects in the Nacogdoches area.
The CxC will be responsible for verifying and documenting the installation and operational performance of all building systems and assemblies, with a strong emphasis on submittal processing and review to ensure equipment and systems comply with contract documents from the earliest stages of construction.
What You’ll Do
- Serve as the single point of contact for all Cx-related activities, coordinating with the Owner, A/E, subcontractors, manufacturers, vendors, and the Cx Authority (CxA)
- Process, track, and review submittals related to commissioned equipment and systems, ensuring compliance with contract documents and specifications
- Develop, implement, and maintain the project’s Commissioning Plan, adopting and updating the Owner-provided draft plan as needed
- Prepare and continuously maintain the project Equipment List, including installation data, startup dates, functional test completion, integrated system testing (IST), trending data, and training completion
- Coordinate and schedule commissioning activities, including inspections/tests, equipment startup, functional testing, integrated system testing, entire facility integration testing, and training
- Verify and document equipment and system installation, and demonstrate operational performance and full systems integration to the Owner’s Designated Representative (ODR)
- Maintain the Contractor’s Cx Record (CCR), including the Commissioning Plan, Equipment Matrix, Close-out Documentation Matrix, Cx schedule, observation reports, inspections, meeting minutes, and checklists/testing scripts
- Customize Owner-provided Cx tracking tools and templates to fit project-specific needs, and develop additional tracking tools where none are provided
- Coordinate with the Owner’s QA testing and inspection program to minimize duplication of effort
- Attend and actively participate in Cx meetings, providing updated equipment list reports at regular intervals (weekly minimum, or as required)
Qualifications
- Formal commissioning credentials from UW (University of Wisconsin), BCA (Building Commissioning Association), AEE (Association of Energy Engineers), ACG (AABC Commissioning Group), or ASHRAE required (other Cx credentials may be submitted for evaluation and potential acceptability)
- Strong working knowledge of building systems including HVAC, plumbing, electrical, fire protection, building controls, building envelope, lighting, power delivery, security, and access control systems
- Experience reviewing and processing construction submittals against contract documents and specifications
- Familiarity with Owner’s Project Requirements (OPR) and Basis of Design (BOD) documentation
- Excellent organizational skills with the ability to manage detailed schedules, tracking logs, and documentation across multiple systems and trades
- Strong communication skills; ability to coordinate effectively across Owner, design team, contractors, subcontractors, and vendors
- Must be available as a full-time, dedicated project resource (this role cannot be combined with Project Manager or Superintendent duties)
